Government approves 2.35 lakh new houses under PMAY-U 2.0

The scheme is being executed through four key verticals: Beneficiary Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and the Interest Subsidy Scheme (ISS).

During the third meeting of the Central Sanctioning and Monitoring Committee (CSMC) held on 18th June 2025, approval was granted for the construction of 2.35 lakh houses under the Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0). The scheme is being executed through four key verticals: Beneficiary Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and the Interest Subsidy Scheme (ISS). The latest approvals were made under the BLC and AHP components. So far, a total of 7,09,979 houses have been sanctioned under PMAY-U 2.0.

During the meeting, the Secretary of the Ministry of Housing and Urban Affairs (MoHUA) urged larger States to formulate specific affordable housing policies and submit proposals under the AHP vertical. States and Union Territories were encouraged to review and adapt Maharashtra’s affordable housing policy to suit their local conditions. Additionally, they were advised to identify and link beneficiaries with AHP proposals from the outset to prevent later issues of vacant housing.

Of the newly sanctioned houses, over 1.25 lakh have been allocated specifically to women, including single women and widows, highlighting the scheme’s focus on women’s empowerment. Furthermore, 44 houses have been earmarked for transgender individuals. The scheme emphasizes social inclusion and equity, with 42,400 houses allocated for Scheduled Castes (SC), 17,574 for Scheduled Tribes (ST), and 1,13,414 for Other Backward Classes (OBC).

PMAY-U 2.0 aims to support 1 crore urban families by providing financial assistance for constructing or purchasing permanent (pucca) homes. It targets the upliftment of economically weaker and middle-income families, enabling them to lead more secure and stable lives. Eligible individuals or families who do not own a pucca house anywhere in India can avail benefits under the scheme, which offers central financial assistance of up to ₹2.5 lakh per housing unit.

Since its launch in June 2015, the original PMAY-U scheme has facilitated the construction and delivery of over 93.19 lakh homes across urban India. With PMAY-U 2.0, the government seeks to provide an additional one crore pucca houses, reinforcing its vision of ‘Housing for All’. The scheme not only addresses the fundamental need for secure shelter but also promotes urban infrastructure development, women’s empowerment, and socio-economic mobility for underprivileged communities. As the implementation progresses, PMAY-U 2.0 is expected to significantly contribute to inclusive urban growth and improve living standards for millions of Indian families. With the second phase, an additional 1 crore families from the EWS, LIG, and MIG categories in urban India will receive pucca homes.
